1. Start with the RERA record, not the brochure
Check the project on the state RERA site. Match the promoter, registration number, land details, approved plan and registered end date.
2. Compare the full acquisition cost
Ask for a written cost sheet. Separate the base price from parking, club, maintenance, utility, tax and other charges.
3. Evaluate the micro-location
Check real travel time to work, main roads, schools, hospitals and daily shops. Separate what exists now from what is only planned.
4. Match construction stage with payment risk
Review the payment plan. Check whether instalments match real build stages and whether the site progress matches the stated schedule.
5. Read the agreement before paying a large amount
Check carpet area, balcony or terrace use, parking, handover terms, delay clauses, cancellation terms and the promised specifications.
